Real Estate Executive – Filling Station Land Acquisition (3 Positions)
UNO Energies Zambia Limited invites qualified professionals to apply for exciting real estate executive jobs in Zambia. We are seeking three Real Estate Executives to lead the identification, evaluation, negotiation, and acquisition of land parcels for new filling station developments across Lusaka, Ndola, Kasama, and other regions. This contract role demands expertise in navigating Zambia’s regulatory environment and building strong stakeholder relationships to support our growth in the petroleum retail sector.
Position Overview: Real Estate Executive Jobs in Zambia
The successful candidates will be responsible for securing strategically located land parcels compliant with regulations from the Energy Regulation Board (ERB), local councils, the Road Development Agency (RDA), Zambia Environmental Management Agency (ZEMA), Water Resources Management Authority (WARMA), and other statutory bodies. They will maintain professional ethics while fostering productive relationships with government institutions, landowners, and community stakeholders to facilitate timely permit acquisition and approvals.
Key Responsibilities
- Land Identification & Acquisition: Conduct nationwide surveys to identify suitable sites, assess compliance with zoning and development standards, prepare detailed site evaluation reports, and manage a pipeline of prospective properties.
- Regulatory Compliance & Statutory Liaison: Maintain strong working relationships with statutory bodies, track regulatory changes, prepare and submit permit applications, and coordinate with legal teams to ensure proper execution of land agreements.
- Negotiation & Transaction Management: Lead negotiations with landowners and agents, prepare key transaction documents, and oversee the entire transaction process from initial contact to title transfer with transparency and professionalism.
- Government & Stakeholder Relations: Build trusted relationships with government officials, traditional leaders, and community representatives; represent the company at official meetings and facilitate community consultations where required.
- Field Travel & Market Intelligence: Travel extensively across Zambia to prospect land, monitor competitor locations, and develop regional networks of brokers, agents, and local authorities.
- Reporting & Administration: Maintain accurate records, submit regular progress reports, and manage acquisition budgets within approved limits.
Qualifications and Experience
- Bachelor’s Degree in Real Estate, Land Economy, Land Management, Business Administration, Urban Planning, or a related field.
- Certification of academic qualifications by the Zambia Qualifications Authority (ZAQA) is required.
- Professional membership with the Zambia Institute of Estate Agents (ZIEA) or equivalent is an advantage.
- Minimum 3 to 5 years’ experience in real estate, land acquisition, or property development.
- Experience in the petroleum or energy sector is highly desirable.
- Proven ability to navigate Zambian statutory and regulatory processes including ERB, RDA, local councils, and ZEMA.
- Demonstrated success in negotiating commercial land transactions such as leases and purchases.
Key Skills and Competencies
- Comprehensive knowledge of Zambian land and property law, real estate regulations, and petroleum retail site standards.
- Ability to interpret survey plans, title documents, and zoning maps.
- Proficiency with MS Office and property management tools.
- Excellent negotiation, persuasion, and relationship-building skills.
- High integrity, transparency, and ethical standards in all dealings.
- Self-motivated, results-driven, and capable of independent fieldwork.
- Strong communication skills in English; knowledge of local Zambian languages is a plus.
- Cultural sensitivity and respect for diverse communities across Zambia.
- Ability to manage multiple priorities under pressure effectively.
Working Conditions
- Extensive travel across all provinces of Zambia, including remote rural areas, accounting for 60–70% of working time.
- Willingness to work flexible hours and weekends as business needs arise.
- Potential overnight stays in the field during land prospecting assignments.
