About the Role and Employer

Thrive Residential is currently recruiting a highly organised and proactive Property Manager to oversee The Courtyards, a 42-unit furnished rental community catering primarily to mining professionals and corporate clients. This role demands a hands-on leader who will take full ownership of the property’s presentation, tenant satisfaction, and on-site team management to ensure a seamless, high-standard living experience.

Key Responsibilities for Property Manager Jobs in Kalumbila

• Client & Tenant Experience: Serve as the primary contact for tenants and corporate clients; manage move-ins, inductions, inventories, and move-outs; resolve issues promptly and proactively anticipate tenant needs.
• Site Presentation & Standards: Maintain impeccable grounds, common areas, and vacant units; enforce housekeeping, laundry, garden, and security standards; conduct daily inspections to uphold quality.
• Team Leadership: Lead and supervise the on-site team including assistant property manager, security, maintenance, housekeeping, and stores staff; set schedules and maintain accountability.
• Maintenance & Utilities: Maintain a comprehensive maintenance log; coordinate with service providers for utilities such as power, water, internet, and gas; ensure prompt resolution of maintenance issues.
• Commercial Activities: Drive local leasing efforts by building relationships with mining companies, contractors, agents, and corporate clients; facilitate property viewings and support lease renewals and rent collection.
• Administration & Reporting: Manage tenant files, unit registers, and supplier records; oversee billing and procurement processes; provide monthly operational reports to the CEO.

Qualifications and Experience

• Degree or diploma in property management, hospitality, business administration, or a related discipline.
• At least five years of direct experience managing properties, hotels, lodges, guesthouses, or serviced facilities with responsibility for staff and client relations.
• Proven leadership skills with the ability to hold teams to high standards.
• Excellent communication skills, comfortable engaging with corporate and expatriate clients.
• Proficiency with Microsoft 365 and digital tools such as Airtable and WhatsApp Business.
• Valid driver’s license.
